We are located in West Frisco, conveniently near Legacy West and The Star District. Our community offers quick access to the Dallas North Tollway and is just minutes from premier shopping, dining, entertainment, and major employers in the area.

Onsite maintenance from 9am-5pm Monday-Friday and 24-hour emergency maintenance is available.

No. All trash must be secured in plastic bags and should be placed down the trash chutes located in the various trash rooms throughout the property.

The property participates in a master liability coverage program that all residents are automatically enrolled in. We also encourage residents to obtain personal content coverage from a provider of your choosing.

Leasing & Application Questions

Residents must make three (3) times the monthly rental amount.

Yes, the property runs both a credit and criminal background check. A copy of the General Rental Requirements can be obtained from the leasing staff. 

In addition to a completed Rental Application and signed General Rental Requirements, applicants must provide a government issued Photo ID & Proof of Income.

If all required documentation is provided upon applying, then it typically takes 72 hours.

Yes, guarantors are accepted in certain circumstances.

Rent & Payments

Recurring online payments can be made at no cost. One-time online payments are subject to a $1.95 convenience fee, and electronic money-orders are subject to a $2.95 convenience fee.

You can pay rent through the LOFT Living mobile app, from the property website resident portal link, or directly to the leasing office.

ACH, personal check, money order, cashier’s check and electronic money order.

Rent is due on the 1st and is considered late on the 4th. Late rent is subject to late fees on the 4th in accordance with the Lease Contract.

Residents are responsible for electricity, water, sewer, trash, and monthly pest control services.

Apartment Features

Our apartment homes do not come with pre-installed washers and dryers; however, they are equipped with full-size washer and dryer connections. Residents also have the option to rent a washer and dryer through a third-party provider.

Pet Policy Questions

Yes.

We welcome dogs and cats at a maximum full grown weight limit of thirty-five (35) pounds. Breed Restrictions do apply, so please contact the leasing office for specific details on the breed restrictions.

While we do not have a dedicated dog park, there is a pond located behind the community with plenty of green space, a walking trail, and convenient pet stations for residents and their furry friends to enjoy.

Yes! Our community features a four-tiered, gated parking garage with covered parking on every level except the rooftop. There is no additional charge for covered parking.

Move-In & Move-Out Questions

Once the application is approved, you will need to set up and provide your electric account number, ensure all leasing paperwork documents are signed, and pay your prorated rent and other move-in charges.

Elevators and loading areas cannot be reserved. However, residents may use any of our three on-site loading areas on a first-come, first-served basis. Moving storage containers, such as PODS, are permitted on the property for up to 24 hours and may occupy only one parking space.

A 60 days’ notice of intent to move-out must be provided in writing.

Yes! We have a resort-inspired swimming pool that is open seasonally for residents to enjoy.

Yes! Our community features a coffee lounge with tables and comfortable seating that residents can use as a convenient coworking space.

Yes! We have several grills throughout the community, conveniently located in the pool area and next to an outdoor TV area. Some of our grills are also located alongside our Riverwalk Fountain, which also features a mini golf course and cornhole for residents to enjoy.

Yes! Our coffee lounge is a welcoming space for residents to relax, socialize, or get some work done. It also offers a variety of complimentary beverage options, including lattes, espressos, hot chocolate, and more.

Policies & Rules

Any guest staying longer than 2 days in the apartment, must be added to the lease. Residents are allowed two guests to accompany them in any amenity or community area facilities.

You will be subject to a  60 days’ notice of intent to move-out and an early termination fee, as indicated on the Lease Contract. 

Floorplan Features

Our A2, A2j, A2t, A3t, B2, B2j, and B2t floor plans feature large, standalone kitchen islands.

The easiest way to read the site map is by using the main entrances as your anchor:

  • The Front Entrance: The bottom of the map represents the front of the property facing Legacy Drive. This is where you will find the leasing office, mail center, and future resident parking.
  • The Center Hub: The middle of the community features our main amenity decks. The Fitness Center, Resort Pool, and The Yard sit closer to the front entrance, while our large, landscaped Resident Courtyard sits directly behind them.
  • The Parking Garage: The multi-level resident parking garage takes up the entire left side of the map layout.
  • The Back End (The Duck Pond): Directly past the top row of apartments at the back end of the property sits our beautiful, scenic duck pond and open green spaces.
  • The Right Side (The Plaza): Just to the right of the property map is the adjacent neighborhood shopping plaza, giving you quick, walkable access to Taco Joint, First Watch, Barrel House, and local retail shops.

 

All of our floor plans except the B1, B1j, B1t, B1xJ, and B3t feature either a standalone kitchen island or a kitchen peninsula with an extended countertop overhang perfect for barstools.

Yes! All of our floor plans except the A and Aj come with a built-in pantry.

 

All of our floor plans except the A and Aj feature very spacious walk-in closets.

Yes. Our two-bedroom floor plans feature a split-bedroom layout to provide maximum privacy, making them ideal for roommates or remote work setups.

Yes! A king-sized bed will fit comfortably in the primary bedroom of any of our floor plans.

Every single apartment home in our community features a luxurious, deep garden-style soaking tub perfect for relaxing.

Our B2, B2j, B2t, and B3t layouts feature a built-in desk nook, while our L1, L2, and L3 layouts feature a flexible upstairs loft space that is perfect for a home office.

Yes! The B2, B2j, B2t, B3t, L1, L2, and L3 are the only plans that include either a built-in desk nook or flex space.

Yes! Our multi-story Lofts (L1, L2, and L3) feature vaulted ceilings.

Our standard homes feature vinyl plank flooring throughout the kitchen and bathroom areas, with plush carpeting in the living rooms and bedrooms

Select first-floor apartments feature vinyl plank flooring throughout the entire home, with the exception of plush carpeting in the bedrooms.

 

Most of our floor plans include private outdoor space. You can easily decode a home's outdoor features by its layout name: plans ending in "t" feature a full patio/terrace, plans ending in "j" feature a compact Juliette balcony, and layouts without either letter do not include private outdoor space.

All floor plans that end in a “t” feature a full-sized patio or balcony.

The last letter indicates your outdoor space. The A1t includes a full-sized patio or terrace (t), while the A1j features a compact Juliette balcony (j).

The "xJ" designation means that this specific floor plan is an extra-large version of our B1j layout, giving you additional indoor living square footage alongside your Juliette balcony.

Absolutely! Depending on availability, you can choose from three distinct, scenic views:

  • The Pool View: A vibrant, resort-style atmosphere overlooking our community pool.
  • The Courtyard B View: An ultra-serene interior courtyard complete with a relaxing mini-riverwalk fountain, a mini-putt-putt green, and premium BBQ grilling stations.
  • The Duck Pond View: Overlooks the peaceful duck pond extending the entire length of the back of our property, featuring a scenic walking trail right behind it.

 

All of our floor plans include full-sized washer and dryer connections.

The washer and dryer connections are conveniently tucked away in a hallway closet behind space-saving double bifold doors.

Yes! Thanks to our resident elevators and 4-story parking garage, nearly all of our homes are accessible without using stairs. The only exceptions are our L1, L2, and L3 multi-story loft layouts, which feature private interior stairs.

Utilities at our community are allocated rather than individually sub-metered. Utility costs are calculated and divided fairly based on a standard property allocation formula.
